Ownership
Land and build, as one package.
We secure and present the land, you choose the house, we deliver it finished and furnished. One counterparty, one timeline, one price.
How it works
- 1
Choose a market and a site
We present available land with the numbers attached — plot, position, access, and what the site will and will not support.
- 2
Choose a design
Select from homes we have already built and proven on these islands, or commission a new plan drawn for your site.
- 3
Structure the ownership
We set up the holding structure appropriate to that country with local counsel, and you take independent advice on it before anything is signed.
- 4
We build
Fixed scope, staged payments against milestones, and progress reporting you can follow from anywhere.
- 5
Hand over, furnished
You receive a complete house — furnished, styled, connected and ready to let or ready to stay in that week.
- 6
Then it is yours to run, or ours
Two paths after handover, and you can change your mind later.
Then it is yours to run, or ours.
Two paths after handover, and you can change your mind later. We do not tie the title to a management contract.
Fully managed
We staff it, clean it, market it, handle every booking and guest, maintain the house and the garden, and pay you the balance. Twenty-five percent of gross revenue. You block out your own dates whenever you want them.
Self-managed
Take the keys and run it yourself, use it as a private family home, or bring in your own manager. It is your house and your land. We do not tie the title to a management contract.
How ownership actually works

Foreign ownership is structured differently in each of our three countries, and any company that glosses over this is one you should walk away from. Every structure we use is set up with licensed local counsel, documented in full, and given to you to review with your own adviser before you commit a cent.

Ask us the hard questions.
Ownership structure, letting licences, what the 25% covers, how you exit. Ask before you commit a cent, and take our answers to your own adviser.
