The thinking
Most people who own an investment property have never spent a night in it.
It sits in a suburb an hour from where they live, let on a twelve-month lease to a tenant they have never met, returning a yield that a term deposit matches in a good year. It is a line on a balance sheet. It does exactly one job.
We think a property can do three.
A rental property at home does one job. It returns a yield, tied to local wages and local rent caps, in the same economy the rest of your portfolio already sits in. You never use it. It gives you no options you did not already have. Here is the same asset, done differently.
| A rental property at home | A Sukavida home | |
|---|---|---|
| Return | A fixed yield tied to local wages and local rent caps. It moves when your domestic economy moves, which is the same economy the rest of your portfolio sits in. | Nightly letting into international visitor demand, in markets that draw guests from dozens of countries at once. |
| Use | None. A tenant lives there. You drive past it. | Yours whenever you want it. Block out the weeks you want, arrive to a staffed and stocked house, and let the calendar earn for the rest of the year. |
| Optionality | One asset, one currency, one jurisdiction — the same one you already live and work in. | A finished, furnished, genuinely livable home in another part of the world, held in another currency, ready long before you have any reason to need it. |
Diversification you can actually stay in

Investors have spent the last decade spreading equities across regions while leaving property concentrated in a single postcode. It is the least diversified part of most portfolios and usually the largest.
Property in Bali, Lombok, Phuket, Krabi or the Philippines is not correlated to a mortgage market in Sydney, Singapore or Surrey. The demand that fills these houses comes from everywhere — Australian families, European winter escapes, regional weekenders, remote workers on long stays. When one source market softens, the others are still arriving.

An asset that pays you twice: once in revenue, once in the weeks you spend in it.
The lifestyle dividend

This is the part a spreadsheet will not show you. A holiday costs a family a great deal of money every year and returns nothing. A Sukavida home turns that recurring cost into a stay in a house you own, in a place you chose, at a fraction of what the same weeks would cost you at a resort. Over a decade that is a meaningful number, and it sits on top of whatever the letting calendar returned.
A door that is already open
Owners increasingly want a second base in a different part of the world — somewhere finished, furnished and ready, rather than something to arrange under pressure. A Sukavida home is a complete house from the day it hands over. It is not a plan. It is a set of keys.
Owning a home here does not grant residency, a visa or a right of entry in any of our markets.

Freestanding houses. Not units in a resort.
Almost everything sold to offshore buyers in these markets is a unit inside a complex — a branded residence, a condotel, a block of forty identical villas around a shared pool. We do not sell those, for one reason.
A villa in a sixty-unit resort competes with fifty-nine identical listings, on the same platform, on the same dates, at the same price. Its nightly rate is set by whoever in the building is most desperate to fill a week. Its resale price is set by whoever needs out first. You own a number in someone else's inventory.
A freestanding house on its own land competes with nothing. You control the site, the design, the standard of the build, how it is let and when you exit. It is scarce by definition, and scarcity is what holds value when a market cools.
Land and build, put together
We bring the two halves as one package. We secure and present the land, you choose from a library of designs we have already built and refined on these islands — plus new work drawn for specific sites — and we deliver the finished, furnished house. One counterparty, one timeline, one price.
